What Arbor publicly offers for 5+ unit loans

Arbor's Small Loans page says it specializes in loans of $1 million to $9 million and links two term sheets. As the term sheets state them:

TermFannie Mae Small LoanFreddie Mac Conventional Small
Loan size$750,000 to $9 millionGenerally $2 million to $10 million
Term5 to 30 years5, 7, 10, 12 or 15 years
AmortizationUp to 30 yearsUp to 30 years
Max LTV80%80% (amortizing)
Min DSCR1.25x1.25x
RecourseNon-recourseNon-recourse

The $750,000 starting point on the Fannie sheet sits below the $1 million starting point some lenders publish (Walker & Dunlop's, for example), which matters for smaller 5- to 20-unit buildings. Arbor's Small Loans page also labels at least one past closing "Freddie Mac SBL." Freddie Mac retired the Small Balance Loan program on April 15, 2026 and replaced it with Conventional Small, which is the Freddie term sheet Arbor now links. Arbor's approvals also cover larger Fannie DUS and Freddie Conventional loans and FHA programs.

How to get a quote from Arbor

Quotes start with a request form on Arbor's site; the Small Loans page says a loan originator will follow up. Arbor also runs ALEX, a borrower portal it describes as a place to track the loan process, upload due diligence documents, e-sign, pay online and see loan summaries and statements. ALEX is for managing a loan in process or on the books, not for generating a quote.

Going direct vs comparing several lenders

Going direct gets you Arbor's read of your building and its pricing on its own programs. A marketplace sends the same loan request to several lenders and shows their terms side by side. apartment.loans, run by Janover Capital LLC, works that way: one request, several lenders' terms, across agency, bank, HUD and bridge options. Janover is not a lender. Whichever route you take, compare the quotes on the same numbers in the term sheet comparison. See also direct lender vs loan marketplace.

Alternatives to compare

  • Other Fannie Small Loan lenders: Walker & Dunlop, Berkadia, Greystone, Lument and others. See small balance lenders compared.
  • Targeted affordable buildings: Arbor is not tagged for Freddie's Targeted Affordable line; 22 Optigo lenders are. See the Optigo roster.
  • Bank and credit union loans: often the comparison for loans under $1 million. See small apartment loans.
  • HUD 223(f): higher leverage and longer amortization in exchange for a longer process. See HUD 223(f) vs Fannie Mae.

Frequently asked questions

What is Arbor's minimum apartment loan size?

Arbor's Fannie Mae Small Loan term sheet lists loans from $750,000 to $9 million, and its Small Loans page says it specializes in loans of $1 million to $9 million. Its Freddie Mac Conventional Small term sheet runs generally from $2 million to $10 million. Those are published ranges as of October 2026; whether a particular loan fits depends on the property and underwriting.

Is Arbor a Fannie Mae and Freddie Mac lender?

Yes. Arbor Commercial Funding I, LLC is on Fannie Mae's DUS and Small Loan lender lists, and Arbor Agency Lending LLC is a Freddie Mac Optigo lender for Conventional, Conventional Small and Seniors Housing, as of October 2026. Arbor Agency Lending, LLC is also on HUD's Approved MAP Lenders list.

What is Arbor ALEX?

ALEX is Arbor's online borrower portal. Arbor describes it as a way to track the loan process, upload due diligence documents, e-sign, pay online and view loan summaries and statements. It is not presented as an instant-quote tool; Arbor takes new loan requests through a quote request form on its website.

Does Arbor still offer Freddie Mac Small Balance Loans?

Freddie Mac retired the Small Balance Loan program on April 15, 2026 and replaced it with Conventional Small. Arbor's Small Loans page links a Freddie Mac Conventional Small term sheet. One past closing on that page is still labeled "Freddie Mac SBL," which appears to reflect the program in use when it closed.
