Freddie Mac Optigo Lenders
Freddie Mac's 26 Optigo lenders as of October 2026, and which business lines each one is approved for.
As of October 2026, Freddie Mac lists 26 Optigo lenders. Twenty-four carry the Conventional Small designation, the channel for loans of generally $2 million to $10 million that replaced Small Balance Loans on April 15, 2026. Designations differ by lender, so check that a lender is approved for the business line your loan needs before you apply.

Totals as of October 29, 2026: 22 Conventional, 24 Conventional Small, 18 Seniors Housing and 22 Targeted Affordable Housing. "No" means the lender was not tagged for that line on the date we checked.
What each designation means for a borrower
- Conventional: Freddie's standard market-rate apartment lending.
- Conventional Small: the small-loan channel, which Freddie describes as generally $2 million to $10 million. If your loan falls in that range, this is the tag to look for.
- Seniors Housing: seniors housing properties, which follow separate underwriting from conventional apartments.
- Targeted Affordable Housing: properties with rent or income restrictions, such as tax-credit buildings.
Two lenders, Pinnacle Financial Partners and Ready Capital, are tagged for Conventional Small only. Two others, Citibank and Merchants Capital, are tagged for Targeted Affordable Housing only, so they are not the Freddie lenders to call for a market-rate 30-unit refinance.
What Conventional Small replaced
Freddie Mac retired its Small Balance Loan (SBL) program on April 15, 2026 and moved small loans into its Conventional platform as Conventional Small. As Freddie states the new terms, Conventional Small loans run generally $2 million to $10 million, up to 80% LTV, with a minimum 1.25x DSCR, on buildings of 50 units or fewer.
The change matters for two practical reasons. First, Conventional Small is a designation within the Optigo roster, so the Freddie lenders approved for a small loan today are the Conventional Small column above. An older list of SBL lenders is not a reliable guide. Second, some lender websites and older articles still describe SBL as current. If a term sheet says SBL, ask which product it is actually quoting.
Below $2 million, Conventional Small's stated range may not fit. Fannie Mae Small Loans, banks and credit unions are the usual alternatives; see the Fannie Mae DUS lender list and small apartment loans.
How to use the list
- Match the column to your deal. A $4 million market-rate refinance needs Conventional Small. A tax-credit building needs Targeted Affordable.
- Cross-check Fannie. Most Optigo lenders are also Fannie Mae DUS lenders, so one call can produce a quote from each agency.
- Test the deal against the stated limits first. 80% LTV and 1.25x DSCR are maximums, not what every deal gets. The eligibility checker and refinance sizing worksheet show where you land.
- Compare at least two lenders on the same numbers. Same program, different pricing and execution. Use the term sheet comparison.
apartment.loans, run by Janover Capital LLC, is a marketplace that shows a borrower several lenders' terms at once. It is not an Optigo lender and is not affiliated with Freddie Mac or any lender listed here. The full field of lender types is on apartment lenders.
Frequently asked questions
How many Freddie Mac Optigo lenders are there?
Freddie Mac's Optigo lenders page listed 26 lenders when we checked on October 29, 2026. Each lender is tagged for one or more business lines: Conventional, Conventional Small, Seniors Housing and Targeted Affordable Housing. Twenty-four of the 26 carry the Conventional Small tag. Rosters change, so confirm the current list on Freddie Mac's own page before you rely on it.
Does Freddie Mac still offer Small Balance Loans?
No. Freddie Mac retired the Small Balance Loan program on April 15, 2026 and replaced it with Conventional Small, part of its Conventional platform. Conventional Small loans generally run $2 million to $10 million, up to 80% LTV with a minimum 1.25x DSCR, for buildings of 50 units or fewer. Some lender sites still use the SBL name, so confirm the product on any quote.
Which Optigo lenders do Conventional Small loans?
As of October 2026, every Optigo lender except Citibank and Merchants Capital carries the Conventional Small designation, 24 lenders in all. That includes the large agency lenders such as Walker & Dunlop, Berkadia, Greystone, Lument, Arbor and Northmarq, banks such as Capital One, JPMorgan Chase, KeyBank, PNC, Regions and Wells Fargo, and Pinnacle Financial Partners and Ready Capital, which are tagged for Conventional Small only.
What is the smallest Freddie Mac apartment loan?
Freddie describes Conventional Small as generally $2 million to $10 million, so a loan below $2 million may fall outside its stated range. Individual lenders set their own minimums within Freddie's rules. If you need less than $2 million, Fannie Mae Small Loans, some of which start below $1 million at particular lenders, and bank or credit union loans are the usual places to look.
Is an Optigo lender the same as a Fannie Mae DUS lender?
No, they are separate approvals from separate companies, though many firms hold both. Optigo lenders are approved by Freddie Mac and DUS lenders by Fannie Mae. A firm on both lists can quote your loan under either agency's program, which is a simple way to compare the two on the same building.
